Luxury Group Stays at The Barn — check availability and book direct.
Luxury at The Barn sits in the details — Hypnos mattresses, a designer kitchen with Global knives, proper linens, underfloor heating, and a freestanding bath.
- Hypnos contract mattresses in all 3 bedrooms (same brand used by 5-star hotels; Royal Warrant holder)
- Kitchen: induction hob, double oven, dishwasher, barista-grade espresso machine, Global chef knives
- Heavy hotel-weight cotton linens, proper towels, full-size toiletries (no miniatures)
- Freestanding bath in main bathroom; walk-in rainfall showers in all en-suites
- Underfloor heating throughout; triple-glazed thermal performance
Luxury in a holiday property is the sum of small decisions. Not the size of the chandelier, but whether the mattress is good enough to sleep on properly. Not the marble backsplash in the kitchen, but whether the knives are sharp. Every decision at The Barn at 14 Acres has been made with that filter: does a guest notice this and does it make the week better?
This post covers the amenities that actually matter, the specific brands and products involved, and why each earned its place.

Staying nearby? The Barn is a luxury eco barn sleeping up to 8, with a 10-metre glass wall, outdoor kitchen, and private garden. Part of the 14 Acres estate in Clipston. From £199/night.

All three bedrooms at The Barn have Hypnos mattresses, the same contract mattresses used in 5-star hotels including Hilton’s Lindian Village, Atlantis The Royal, and The Lowry. Hand-tufted by master craftsmen in Oxfordshire, 120 years of bed-making heritage, and a Royal Warrant.
The practical effect is sleep. Firmer than a typical domestic mattress, with a natural wool and polyester fibre blend that regulates temperature. Guests regularly ask for the exact model to order for home. The mattresses are the most-commented-on amenity in the house.
Designer Kitchen
The kitchen is built around a large central island with full-height base units, an induction hob, a double oven, and an integrated dishwasher. Countertops are honed quartz for warmth underhand. Knives are Global chef knives and they are kept sharp.

A proper espresso machine sits on the counter and delivers the same coffee you would get in a good café. Pods, grinders, and alternatives are all available. For groups who cook together, the island seats 5 and is where most mornings start.
Outdoor Kitchen and BBQ
The outdoor kitchen on the terrace is a step up from the standard BBQ you find at most rentals. Gas BBQ with side burners, full prep surfaces, and the 8-seat dining table adjacent. Electric ignition, no gas canister faff.
For summer cooking, this transforms the stay. Full dinners happen outside. The indoor kitchen stays clean. Groups split naturally between cook, sous chef, and drinks on the terrace.

A Note from Susan
“I have thought about every detail. The Hypnos mattresses, the designer kitchen, the 4K TVs, the outdoor kitchen with 8-seat dining. These are the things that turn a nice stay into an amazing one.”
— Susan, Founder of Espais Roca
4K TV, Xbox, Fast Fibre
A large 4K TV with Netflix set up, Xbox with controllers, and decent speakers. For rainy evenings, cold winter Sundays, or just because, the living area works as a film room. Sign in to your own streaming accounts. Sign out when you leave.
Fibre-to-the-premises broadband means it all actually works. Multiple devices streaming at once, video calls without dropouts, and genuinely usable for working remotely if you need to.
Underfloor Heating Throughout
Wet underfloor heating runs through every room including bathrooms and the main living area. The practical difference is cold mornings stop being cold. Children can pad around barefoot on tiled bathroom floors without flinching. The heating is zoned and controlled by a smart thermostat.
Combined with triple glazing, this means the house holds temperature beautifully. Winter weekends do not feel like winter weekends indoors.
Bathrooms and Toiletries
Walk-in rainfall showers, heated towel rails, and a deep freestanding bath in the main bathroom. All three bathrooms are fully tiled, underfloor-heated, and stocked with proper toiletries rather than miniature bottles.
The bath after a day walking is one of those small luxuries that separates a good stay from a memorable one.
“We had a wonderful stay. As soon as we arrived the stress of work just disappeared. Beds were very comfy and bathrooms were sparkling. Susan really has thought of everything.”
— Sarah, via Airbnb
Linen and Finish
Crisp white cotton linen on every bed. Heavy bath towels. Proper hangers in every wardrobe. Robes in the main bedroom. It is the level of linen you expect at a 5-star hotel rather than a holiday rental.
These are details that do not show in photos but change how a stay feels. Most guests recognise the difference the first night. The linens matter.
What You Will Not Find Here
Equally important is what The Barn does not have. No in-room TVs in the bedrooms. No signage telling you the rules. No welcome hampers branded for Instagram. No gimmicks. The design of the property is about removing friction from a good stay, not adding features to the listing description.
That approach makes the property easier to be in. Guests relax faster because there is less to manage. That is the real luxury.
