The Barn is my lovingly converted Victorian red-brick barn on the 14 Acres estate, right on the Leicestershire and Northamptonshire border. 160 m² of open-plan living, a 10-metre folding glass wall to the private garden, three super-king bedrooms (one converts to twins), and an outdoor kitchen with 8-seat dining and gas BBQ. The Barn is the bigger-group property in the 14 Acres line, set up for two-family trips, multigenerational weekends, Silverstone group bookings, anniversaries and family reunions.

Bigger family stays in the countryside
Family-ready for bigger families and two-family trips. Three super-king bedrooms (one converts to twins for kids sharing), a double sofa bed for the eighth person, two baby cots, high chairs, baby plates and cutlery, and a toy chest with Monopoly, Scrabble and more. The 65-inch Smart TV handles Kids Netflix and Disney+, the Xbox is loaded with FIFA, Fortnite, Minecraft and Rocket League. 14 Acres of estate to run around in, walks straight from the door.
Multigenerational stays
Grandparents, parents and kids together. The Barn sleeps 8 + 2 infants across three super-king bedrooms (one converts to twins for kids sharing) and a double sofa bed. The open-plan kitchen-dining-living gives the whole family somewhere to be together; the 10-metre glass wall opens onto the private garden for the slow morning coffee. Two bathrooms with walk-in power showers and a rain shower over a large bath. Underfloor heating throughout, electric blinds in the bedrooms.
Large group stays for friends
Up to 8 friends in one barn, with three super-king bedrooms, a double sofa bed, two bathrooms, the outdoor kitchen and 8-seat dining table, and the gas BBQ. The 10-metre glass wall opens fully onto the terrace for indoor-outdoor living. Best for close-knit couples-of-friends groups, milestone-birthday weekends, family reunions and small private corporate stays. Anniversary, birthday & family reunion weekends
The Barn isn’t a function venue, it’s better than one. The Barn hosts your group privately, the 10-metre glass wall opens onto the terrace for champagne at golden hour, and Market Harborough’s best restaurants and Kilworth House Theatre are minutes away. Most milestone stays book the full Barn for 3-5 nights so the celebration spreads across mornings on the terrace, afternoons on the estate walks, and long evenings on the outdoor kitchen with the 8-seat dining table.
Silverstone, Burghley & event-week stays
The Barn is ~30 minutes by car from Silverstone circuit, the right bigger-group base for British Grand Prix, MotoGP, Silverstone Festival, Silverstone Classic and Lap of Lights weekends. Burghley Horse Trials is roughly 45 minutes; Kelmarsh Hall and Cathorpe Manor are closer for wedding weekends; Donington Park is an hour for motorsport day-trips. Free parking on the estate, plus an EV charger on-site for electric vehicles.

Autumn and winter on the 14 Acres estate is genuinely lovely. The Barn has underfloor heating throughout, electric blinds in the bedrooms, a 4K Smart TV with Netflix for the dark evenings, and the open-plan kitchen-dining-living that handles a slow Sunday lunch when going out feels like effort. January and February are the best-value weeks of the year. Christmas and New Year are popular, book early.
Remote-working weeks
100MB fibre WiFi, USB chargers, international plug sockets, security safe, and a workspace in the open-plan living area for solo or two-person remote working. The 10-metre glass wall makes the indoor working day feel like the garden is the office. London is an hour by train if you need to be in the office mid-week. Roughly an hour by train to Market Harborough station from London St Pancras. The Barn is ten minutes by taxi from the station, or you can drive door-to-door in about two hours from central London. 15 minutes from A14, M1 and M6.
Is there an EV charger?
