The final price you see on the booking page adjusts for the season, the length of your stay, group size, and event weeks (British Grand Prix at Silverstone, Burghley Horse Trials, Christmas, Easter). Most families and group weekends booking a longer break end up with a per-person, per-night cost well below a comparable Market Harborough hotel room. Meet Susan, your host
I’m Susan, the founder of Espais Roca and the person behind The Barn. The 14 Acres estate is where this brand started, a private chunk of countryside on the Leicestershire and Northamptonshire border. I lovingly converted the Victorian red-brick barn at my family home, Rectory Farm, into the three boutique stays on the estate: The Barn (this one), The Loft and The Cottage. I designed every property myself, with families and friends in mind, because too many guests had told me they were fed up with sacrificing the luxuries they enjoyed as a couple once they started travelling as a family. We knew both were possible.
When you book The Barn, you’re staying somewhere I personally curate, not a faceless rental. I answer messages myself, I know which Market Harborough restaurants are worth the drive, and I’ll make sure your stay is exactly what you needed it to be.

No. None of the three properties on the 14 Acres estate (The Barn, The Loft, The Cottage) have a hot tub.
Do you accept stag or hen parties?
No. The Barn does not accept stag or hen parties, organised events, or large parties. We host families, multigenerational groups, friend-group weekends, and small private corporate stays only.
How far is Silverstone?
Roughly 30 minutes by car. The Barn is a popular bigger-group base for British Grand Prix and MotoGP weekends. Free parking + EV charger on-site.
How do we get from London?
Roughly an hour by train to Market Harborough station from London St Pancras. The Barn is ten minutes by taxi from the station.
