Smart tech at The Barn removes friction from a countryside stay — smart locks, fibre broadband, Alexa, EV charging, and zoned underfloor heating, all working invisibly.
- Keyless smart-lock arrival; single code for your whole party
- Fibre-to-the-premises broadband fast enough for 4K streaming in multiple rooms
- 7kW EV charger on-site, free for guest use; full overnight charge for most EVs
- Amazon Echo in each bedroom for individual alarms and whole-house music
- Underfloor heating throughout with zoned smart thermostats
Technology should make a countryside stay easier, not more complicated. The Barn at 14 Acres takes a specific approach: the parts that matter are genuinely useful, and nothing exists for the sake of it. Smart locks, fast fibre broadband, voice assistants, EV charging, and streaming. Every one of these has earned its place because guests use it.
This post covers what is actually installed, how it works in practice, and what difference it makes on a real stay. Most of it you will barely notice, which is the point.

Staying nearby? The Barn is a luxury eco barn sleeping up to 8, with a 10-metre glass wall, outdoor kitchen, and private garden. Part of the 14 Acres estate in Clipston. From £199/night.

The Barn uses smart locks on the main entrance. Before you travel, you get a personal code that works during your stay. No key handover, no meeting points, no calling ahead when your train is delayed. You arrive when you arrive, enter the code, walk in.
For groups arriving at different times, the same code works for everyone. Teenagers or friends arriving late can let themselves in without waking the house. It is one of those small conveniences that removes friction from a stay without anyone thinking about it.
Fast Fibre Broadband
Rural broadband is historically unreliable. The Barn has fibre-to-the-premises at speeds that comfortably support four people streaming 4K in different rooms at once. Video calls work without dropouts. Remote-working guests can genuinely work here, which is why the estate has become a regular base for writing retreats and working weekends.

Wi-fi coverage extends through the whole property and the garden. On a warm day you can work at the outdoor kitchen table without the signal dropping.
The 4K TV, Netflix and Xbox
The living area has a large 4K TV with Netflix set up and ready to use. An Xbox is connected for guests travelling with children or teenagers, and there is a selection of controllers and a handful of games. Your own Netflix, Amazon Prime, or Disney+ accounts can be signed in for the stay and signed out when you leave.
For film nights, the TV is paired with decent speakers. It is not a cinema room, but it is a noticeable step up from a typical holiday let TV.

A Note from Susan
“Technology should make your stay easier, not more complicated. Smart locks, fibre broadband, Alexa, streaming services, EV charging. It all just works from the moment you arrive.”
— Susan, Founder of Espais Roca
Amazon Echo and Voice Control
Amazon Echos are placed in the main living area and bedrooms. Ask Alexa for music through the whole property, a morning alarm in one specific bedroom, a weather forecast, or to set a timer for the oven. Unlimited music is included with the stay.
For parents with young children, the individual bedroom Echos mean you can set an early alarm without waking the rest of the house. For groups who want music in the garden, the kitchen Echo pairs with the outdoor speakers.
EV Charging On-Site
An EV charger is installed on the estate, available to all guests. Bring your charging cable and plug in on arrival. For guests driving electric, the ability to arrive on a low battery and leave fully charged removes one of the real frictions of driving to the countryside.
The charger is a 7kW unit, which gives a full charge overnight for most family EVs. Faster public chargers are available in Market Harborough and on the A14 if you need a quick top-up during your stay.
Underfloor Heating and Smart Thermostats
Underfloor heating runs through the whole property, including the bathrooms. Smart thermostats control room-by-room zones, so you can keep the bedrooms cooler at night and the living areas warmer during the day, or whatever suits you.
The system is easy enough that nobody needs to read a manual. A simple screen in the living area adjusts temperatures. For shoulder-season stays when days are warm and evenings are cold, the ability to warm specific rooms on demand makes a real difference.
“Susan’s place is a delight. A characterful conversion with modern and eco friendly touches throughout, in stunning surroundings.”

Outdoor Kitchen and BBQ
The outdoor kitchen includes a gas BBQ, prep surfaces, and 8-seat dining. Ignition is electric. On a warm evening, the whole dinner routine moves outside and the indoor kitchen stays clean. The design is closer to a proper outdoor kitchen than a token BBQ.
With the glass wall folded back, you can work between indoor and outdoor kitchens easily without anyone ferrying plates through doors. It changes how summer evenings feel.
Sustainability Built In
The technology at The Barn sits alongside a set of sustainability features: solar power, rainwater harvesting for the toilets, high-spec insulation, and an EV charger. Smart systems make those features efficient rather than expensive. Heating zones run only where needed. Lights turn off automatically. The result is that the house genuinely has a low impact without feeling like an eco-compromise.
For guests who prioritise staying somewhere environmentally responsible, the quiet design of these features matters more than badges. Nothing is there to perform. Everything is there because it works.
