The 10-metre glass wall is the feature that defines The Barn. Fold the bi-fold doors fully back on a warm evening and the living room flows out onto the private garden. There is no step, no threshold moment, just one continuous space. Light the gas BBQ in the outdoor kitchen, pour a glass of wine, and let the evening slow down.
The garden is south-facing, so you get light all day and soft golden light through the evening. Bring a blanket for later. East Midlands nights cool quickly once the sun drops.
The Bedroom
Two people will gravitate naturally to the main super king bedroom. The mattress is a Hypnos, the same bed used in some of the world’s best hotels, hand-tufted and designed for proper sleep. Underfloor heating runs through the whole property, so cold mornings are never really cold. Crisp linen, blackout curtains, and a view across the countryside when you open them.


There is a deep freestanding bath in the bathroom. A long soak after a day walking is one of those small luxuries that make a weekend feel different.

Walks You Can Do Together
The Brampton Valley Way starts a short drive from the estate and runs on a flat, traffic-free former railway line between Market Harborough and Northampton. A Saturday morning walk to the Oxenden tunnel and back is gentle, beautiful, and about 90 minutes at an easy pace. You can pick up coffee in Market Harborough afterwards.
For something shorter, walk straight out of the village. The Jurassic Way passes close to Clipston and the lanes around the estate are quiet enough to wander hand in hand without much traffic. Sunday morning is particularly peaceful.
Welland Park in Market Harborough is a lovely gentle walk if the weather is mixed. It is a proper Victorian park with mature trees, a bandstand, and a café. Pitsford Reservoir is 20 minutes further for a longer lakeside walk.
Where to Eat
The Bulls Head in Clipston is right on your doorstep and does excellent home-cooked food. It is the easy choice for dinner, a 4.7 Tripadvisor average across 240+ reviews, and the Sunday roast is the thing to book ahead for.
For a proper dinner, Ascough’s Bistro on St Mary’s Road in Market Harborough is widely rated one of the best restaurants in Leicestershire. Book ahead. For lunch with a view, the Waterfront at Union Wharf sits right on the canal basin.
If you want to cook in, Market Harborough has a weekly market on Tuesdays, Fridays, and Saturdays, an indoor market year-round, and good independent food shops. The designer kitchen at The Barn has a full hob, oven, and island, so proper cooking is easy. A long slow Saturday night with steaks on the BBQ is very on-brand.
A Day at Kelmarsh Hall
Kelmarsh Hall and Gardens is a short drive from The Barn and open Tuesday to Thursday plus Sundays from March through October, 10am to 4pm. The Walled Garden, the Sunken Garden, and the Fan Rose Garden are lovely at any time of year, and in 2026 a new Fashion at Kelmarsh exhibition opens inside the hall.
Sweet Pea’s Tearoom in the stable yard does serious cakes. Combine it with lunch in Market Harborough on the way back and you have a full, unhurried afternoon.

Indoor Evenings
Not every evening has to be outside. The living space at The Barn is built for nights in. A big squashy sofa, a 4K TV with Netflix set up, and the fibre broadband is fast enough for proper streaming. The kitchen island is where most evenings start, with a drink while something happens on the hob.

The Barn sits on a 14-acre private estate alongside The Loft and The Cottage. If you have taken The Barn as a couple, you have the whole of your property to yourselves and you barely see the other guests on the grounds unless you want to. The gardens are separated by planting and trees.
If you are travelling with another couple or a small group of friends and want more space, you can book The Barn alongside The Cottage. Each party has their own kitchen and bathrooms, but you share the estate. It works beautifully for a group weekend where everyone still wants privacy.
