Family lodge holidays in the UK work best when the property matches the group. Too small and everyone is on top of each other. Too big and it feels institutional. Too remote and the day trips are exhausting. Too close to other guests and the privacy disappears. The sweet spot is a property with enough space for the group, proper family-friendly amenities, privacy from other holidaymakers, and good countryside on the doorstep.

The 14 Acres estate in Clipston, Northamptonshire was designed with exactly that balance in mind. Three luxury properties on one private 14-acre estate, bookable together for up to 18 guests or individually for smaller groups. This post covers how to pair The Barn with The Cottage for a multi-generational family holiday.

Why Combine Two Properties

Why Combine Two Properties

A common scenario: a family of 6 and grandparents want to holiday together. In a single large rental, the grandparents end up bumping into over-excited children before coffee, bathrooms are shared awkwardly, and nobody has quite enough space to retreat. In two separate properties, the grandparents have their own kitchen, bathroom, and sitting room, but everyone shares the gardens and the shared meals.

The 14 Acres estate was explicitly designed for this. The Barn and The Cottage are within walking distance of each other on the shared grounds, but each is a fully self-contained home. It is the model that works for most multi-generational holidays.

The Barn for the Family

The Barn sleeps up to 8 across 3 super king bedrooms, each with an en-suite. Cots and high chairs are available on request. The private garden is enclosed and safe for children to run loose. The 10-metre glass wall, the Xbox, the Netflix setup, and the underfloor heating are all points that parents notice first.

The outdoor kitchen and 8-seat terrace dining give the family their own social centre. Meals migrate outside when the weather allows.

The Cottage for the Grandparents

The Cottage is the most intimate of the three properties. One super king bedroom, a cosy sitting room with log burner effect, a compact but full kitchen, and a private dining deck with countryside views. It sleeps up to 4, so it also works for a visiting uncle and aunt, or a teenage grandchild who wants some time away from the main family group.

Critically, it has its own kitchen and bathroom, so the grandparents are fully independent but a short walk from the main group.

A Note from Susan

“The beauty of 14 Acres is that you can book The Barn for the main family group and The Cottage or The Loft for grandparents or a couple who want their own space. Everyone is together but nobody feels crowded.”

— Susan, Founder of Espais Roca

Shared Grounds

The 14 acres of grounds are shared between the three properties. Lawns big enough for a family cricket match. A firepit at the far end for evening gatherings. Quiet walking paths around the estate. Enough trees and buffer planting between properties that each has its own privacy.

For a family holiday, this is the geometry that works: private indoor spaces, shared outdoor spaces. Kids run between properties. Grandparents stroll over for breakfast. Dinners happen together. Nobody is in each other’s bedrooms.

Family Days Out

Brixworth Country Park at 15 minutes is the main family day out: 7-mile Pitsford Water Trail, bike hire on site, café, and children’s play area. The National Space Centre in Leicester at 40 minutes is the big indoor win. Welland Park in Market Harborough is perfect for a shorter morning. Kelmarsh Hall has a Woodland Fairy Walk that younger kids love.

Foxton Locks, 20 minutes, has a lovely towpath walk and a pub at the top. Burghley House’s adventure playground and deer park combine for a full day out 40 minutes away.

Meals and Food

Family holidays collapse around food logistics more often than anything else. The two-property setup solves this: the main family cooks in The Barn, grandparents do breakfast in The Cottage, and dinners happen together on The Barn’s terrace. The outdoor kitchen and 8-seat terrace dining are built for this model.

Market Harborough at 10 minutes has a full supermarket run (Waitrose, Tesco, M&S Foodhall, Aldi) plus a weekly Tuesday, Friday, and Saturday market for proper local ingredients. The Bulls Head in Clipston is a 5-minute walk for an easy pub dinner.

Pricing and Stay Lengths

The Barn alone is from £199 per night for up to 8 guests. The Cottage alone is from £119 per night for up to 4 guests. Booked together for a week, the combined cost comes in well below a comparable luxury multi-bedroom house in the Cotswolds or the Lake District.

Minimum stay is typically 2 nights; longer stays attract better value. Contact Susan for combined bookings on the estate.

Planning the Booking

For a family lodge holiday combining The Barn and The Cottage, book in advance. School holiday weeks (summer, Easter, October half term, Christmas week) sell first. Off-peak weeks in May, late September, and early October often combine the best weather with the best value.

Susan is happy to discuss bedroom configurations, cot availability, and specific family requirements during the booking conversation.
