Group dynamics collapse when you put everyone in one big open-plan house with one kitchen and one sitting room. Morning coffee becomes a queue. Someone wants to watch the rugby and someone else wants to have a conversation. The Barn’s open plan is perfect for 8 people who know each other well, but for a larger group, the estate model works better.
In The Barn alone, 8 guests have the whole downstairs, the 10-metre glass wall onto the garden, the outdoor kitchen with 8-seat dining, and 3 super king bedrooms. It is the most social of the three properties, designed for groups who want to cook, eat, and entertain together.
Booking the Whole Estate
For parties of 10 to 18, booking all three properties is usually the better option. Each group has its own private space to retreat to, but the gardens and outdoor kitchen are shared. Breakfasts happen in each property’s own kitchen. Dinner usually migrates to The Barn for the glass wall and the 8-seat dining table, with overflow on the terrace.


We have had the estate booked for milestone birthdays, family reunions, anniversary weekends, weddings at Kelmarsh Hall, corporate retreats, and groups of old friends meeting up from different parts of the country. Weddings at Kelmarsh and Hothorpe
Kelmarsh Hall and Hothorpe Hall are two of the most popular wedding venues in the region and are both within 15 minutes of The Barn. Weddings at either venue typically leave guests looking for nearby accommodation that can host the immediate family and wedding party together. The 14 Acres estate is regularly used for exactly that.
The bride and groom take The Barn the night before and after. The parents take The Cottage. Siblings and close friends take The Loft. Everyone is on the same grounds, the photographs work in the gardens, and nobody is driving home tired.
Food for a Group
The Barn’s outdoor kitchen is the natural heart of a group stay. Gas BBQ, counter space, and an 8-seat dining table on the terrace. In summer, most dinners end up outside. For a group that does not want to cook every night, there are options: The Bulls Head in Clipston is a 5-minute walk and does proper pub food, Ascough’s Bistro in Market Harborough takes larger bookings, and private chefs can cook for the estate if you want the whole weekend off.
For weddings or celebrations, Susan can recommend local caterers and private chefs who know the estate well and work efficiently in the group setup.
Activities for a Group
Silverstone is under an hour away, which makes it easy for a motorsport group day. Foxton Locks is 20 minutes and a good lunch spot for a canalside walk. Brixworth Country Park has a 7-mile cycle loop around Pitsford Reservoir with bike hire on site. Burghley House is 40 minutes for a proper day out. Market Harborough covers lunch, shopping, and an easy afternoon.
For the evenings, the glass wall, the BBQ, and a firepit on the terrace are usually enough to hold a group together. Board games, decent speakers, and the occasional quiz round are encouraged.

Celebrations and Milestone Events
Decade birthdays, anniversaries, retirements, and hen and stag weekends are all regular on the estate. The private setting means you can be noisy without worrying about neighbours. There is parking for a full estate group. Smart locks mean guests arriving at different times can let themselves in without calling anyone.

Practicalities
All three properties share the same 14 acres of private grounds. Each has its own parking, private garden, EV charger access, and smart locks. All have Hypnos mattresses, designer kitchens, and fast fibre broadband. Bedding configurations can be adjusted on request, including twin setups.
