Northamptonshire is one of the most underrated counties in England for countryside holidays. It has the quiet rural feel of the Cotswolds without the tourist coaches, a network of canal and rail trails for walking and cycling, some of the best stately homes in the country, and a genuinely good food scene. For luxury countryside stays specifically, the mix of historic villages, good food, and accessible rural beauty makes it a strong choice.
This is a guide to the best of Northamptonshire’s countryside offer, with The Barn at 14 Acres in Clipston as a base. The Barn sleeps up to 8 and sits on a 14-acre private estate, with The Loft and The Cottage on the same grounds for bigger groups.

Staying nearby? The Barn is a luxury eco barn sleeping up to 8, with a 10-metre glass wall, outdoor kitchen, and private garden. Part of the 14 Acres estate in Clipston. From £199/night.

Northamptonshire sits between the Cotswolds and East Anglia, inside the “golden triangle” formed by Oxford, Cambridge, and Birmingham. It gets less attention than its neighbours, which is exactly why it remains a genuinely quiet countryside destination. Villages like Clipston, Naseby, and Kelmarsh feel untouched by mass tourism.
The landscape is rolling rather than dramatic, with big skies, hedgerows, and miles of public footpaths. It is the countryside of English landscape paintings: proper, settled, and beautiful.
Sunday Times named Market Harborough, 10 minutes from The Barn, one of the best places to live in the Midlands in 2026.
Clipston as a Base
Clipston is a small village in the north of Northamptonshire with a medieval church, a conservation area, and a country pub on the high street. The Barn sits just outside the village on a 14-acre private estate, with countryside immediately on three sides.

You can walk straight out of the estate gate and be on the Jurassic Way within a few minutes. The village itself is a 5-minute walk, with The Bulls Head pub serving genuinely good food (4.7 Tripadvisor, 240+ reviews, #1 restaurant in the village).
The Stately Homes
Northamptonshire has an unusual density of stately homes. Kelmarsh Hall is 10 minutes from The Barn and opens March to October with a Walled Garden, Sunken Garden, and Fan Rose Garden. Hothorpe Hall and Rockingham Castle are both within 30 minutes. Boughton House, the “English Versailles”, is 25 minutes and has one of the finest private art collections in the country.
Further afield, Burghley House near Stamford is 40 minutes and arguably the grandest Elizabethan house in England. A proper day out.

A Note from Susan
“Northamptonshire is one of the most underrated counties for countryside stays. The landscape is beautiful, the villages are charming, and The Barn offers a level of luxury you would not expect to find here.”

Walks and Trails
The Brampton Valley Way is a 14-mile flat rail trail that links Market Harborough and Northampton on the old railway. Several car parks provide access points, and the path is suitable for walking, cycling, and horse-riding. The Oxenden tunnel is a highlight.
The Jurassic Way runs 88 miles from Banbury to Stamford along the limestone ridge. It passes close to Clipston and offers longer multi-day options for serious walkers. Shorter local walks around Clipston, Naseby, and Kelmarsh cover the same ground at a gentler pace.
Canals and Water
Two canals cross Northamptonshire. Foxton Locks, 20 minutes from The Barn, has the longest staircase flight of locks in Britain: 10 locks in two staircases lift boats up 75 feet, taking 45 minutes per boat. The towpath walk and the pub at the top make it one of the most popular canal spots in the country.
Pitsford Reservoir, 15 minutes away, offers a 7-mile circular walking and cycling trail, bike hire on-site, and excellent fishing. Brixworth Country Park at the south end of the reservoir has a café and a children’s play area.
Market Towns
Market Harborough, 10 minutes from The Barn, is the local market town and the place to stock up, eat lunch, or spend a rainy morning. The Old Grammar School in the square is the photographic icon. Independent shops cover food, books, clothes, and gifts. The market runs Tuesdays, Fridays, and Saturdays, with an indoor market year-round.
Stamford, 30 minutes away, is built in golden limestone and is one of the prettiest towns in the country. Oundle, 25 minutes, is more compact but has excellent independent food shops and the Oundle International Festival of Music each summer.
“Susan is an excellent host! Very helpful with on going communication! The cottage was incredible! Very clean and a cosy atmosphere in one tranquil area!”

Eating Out
The food scene is stronger than the county’s reputation suggests. Ascough’s Bistro in Market Harborough is widely rated one of the best restaurants in Leicestershire. The Waterfront at Union Wharf sits on the canal basin. The Bulls Head in Clipston does proper country pub food with exceptional Sunday roasts.
For self-catering, the Market Harborough market, the farm shops at Brampton Ash and Sulgrave, and the independent butchers and bakers in the town provide everything you need to cook properly at The Barn.
Events Across the Year
The Burghley Horse Trials run 3 to 6 September 2026 at Burghley House. The East Midlands Food and Drink Festival is in autumn. The Northampton Balloon Festival fills the August skies. Kilworth House Theatre runs open-air performances through the summer. Greenbelt Festival at Boughton House covers music, arts, and talks over August bank holiday.
