Getting the most out of your stay at The Barn starts before you even arrive. Over the years I have sent countless welcome guides to guests, and the same recommendations keep coming up. These are the tips I would share with a friend arriving for the first time. The restaurants I actually eat at, the walks I do in the morning, the shops I pop into on a Saturday, and the small habits that turn a good weekend into one you remember.

The Barn is designed to slow you down. Eight guests, open-plan living, a 10-metre glass wall that folds back onto the garden, an outdoor kitchen with seating for the whole party, and silence outside the door. Everything below is written with that in mind.

The Brampton Valley Way is a 14-mile rail trail built on the old Northampton to Market Harborough railway line, opened as a walking and cycling route in 1993. The nearest car park to The Barn is at the old Kelmarsh Station, a short drive from Clipston, and from there you can head in either direction along a flat, hard-surfaced path. The highlight is the Oxenden tunnel, a marvellously spooky stretch that cuts under the hill before the path opens out into the valley of the River Ise.

If you want something longer, the Jurassic Way passes close to the village and runs all the way from Banbury to Stamford, 88 miles of limestone ridge walking. For something shorter, you can walk straight out of the estate gates and be in open countryside within a few minutes. I always tell guests to pack boots and a waterproof. You will use them.

Stock Up in Market Harborough

Market Harborough is 10 minutes from The Barn and was named one of the best places to live in the Midlands in the 2026 Sunday Times guide. The town centre is compact and full of independent food shops, delis, and cafes. The outdoor market runs on Tuesdays, Fridays, and Saturdays, and the indoor market at Commerce House is worth a browse any day. Saturday is the biggest and liveliest, with bakers, fudge stalls, and local producers.

For coffee, Blend Coffee and Cakes is a tiny independent tucked just off the High Street with proper homemade treats. Milo’s in Bennett’s Place does a serious full English if you want a proper breakfast before a day out. Mercado Lounge is all-day and good for a relaxed lunch. For dinner, Ascough’s Bistro on St Mary’s Road is widely rated one of the best restaurants in Leicestershire, and the Waterfront at Union Wharf sits right on the canal basin and is lovely on a summer evening.

The designer kitchen at The Barn is built for proper cooking, not just reheating, and with the outdoor kitchen and 8-seat dining table, it is set up for group meals that take their time. Come back from the market with fresh bread, cheese, and something for the BBQ, and you have the makings of a very good evening.

The Bulls Head in Clipston is a proper country pub, ranked the number one restaurant in the village with a 4.7 rating across 240+ Tripadvisor reviews. It is home-cooked food using local ingredients, served at lunch and in the evenings. The Sunday roast is the thing to book ahead for, with a choice of three meats plus good vegetarian options, and it is the kind of Sunday lunch you settle in for the afternoon with.

The rest of the menu covers everything from a proper burger to scampi and a Greek-inspired moussaka. Drinks are well looked after with a rotating beer selection and a solid wine list. For a low-effort evening with a group of 8, it is hard to beat, and it is close enough to walk home afterwards.

Open the Glass Wall

The 10-metre glass wall at The Barn is the feature everyone remembers. On a warm evening, fold the doors back and the whole living space becomes part of the garden. Light the gas BBQ in the outdoor kitchen, pour a glass of wine, and let the evening roll out slowly. The 8-seat dining table outside means the whole party stays together rather than splitting between indoors and outdoors. There is no moment when half the group is missing the conversation.

The garden faces south, so you get sunshine across most of the day and soft light through the evening. Bring a jumper or a blanket for later, because when the sun goes down in the East Midlands it can cool quickly. I also tell guests to bring citronella candles in summer if you want to linger outside after dark.

Explore Beyond Clipston

Foxton Locks is 20 minutes away and home to the longest staircase flight of locks in Britain. Ten locks in two staircases of five lift narrowboats up 75 feet, a climb that takes about 45 minutes if you watch one through. There is a good pub at the top, the towpath walk is flat and easy, and it is one of those places that children and grandparents both enjoy.

Kelmarsh Hall and Gardens is a short drive and open Tuesday to Thursday plus Sundays from March through October, 10am to 4pm. The Walled Garden, Sunken Garden, Fan Rose Garden, and the Woodland Fairy Walk are all worth an afternoon, and 2026 brings a new Fashion at Kelmarsh exhibition inside the hall. Sweet Pea’s Tearoom in the stable yard does proper cakes.

Brixworth Country Park is 15 minutes away and a brilliant family day out. The Pitsford Water Trail is a 7-mile circular path around the reservoir that you can walk or cycle, with bike hire on site at Brixworth Cycle Hire and a café at Willow Tree. Leicester and Northampton are easy day trips for museums and shopping, and Silverstone is under an hour away for race weekends.

Make the Most of Smart Features

The Barn has smart locks, so there is no key handover and no waiting around on arrival. You get a code before you travel and let yourself in whenever suits. The fibre broadband is fast enough for the whole party to stream in different rooms, the 4K TV has Netflix and Xbox set up, and the Amazon Echo plays unlimited music with a request.

Ask Alexa for a morning alarm in one bedroom without waking the others, or for the weather forecast while you decide on a walk. There is an EV charger on site if you drive electric, and solar power, rainwater harvesting, and heavy insulation mean the comfort does not come at an environmental cost.

Slow Down Together

This is the most important tip and the one guests consistently thank me for afterwards. The Barn is designed for slowing down with the people you care about. The Hypnos mattresses are the same ones used in luxury hotels. The underfloor heating means you can walk barefoot on cold mornings. The kitchen island is big enough for everyone to sit around with a coffee while breakfast happens. And outside, the silence of the Northamptonshire countryside is something guests comment on every single time.

You do not need to fill every hour. Some of the best stays are the ones where you do the least. A long breakfast, a walk before lunch, a book in the afternoon, and something on the BBQ in the evening is a complete day at The Barn.

Rainy Day Ideas

If the weather turns, the National Space Centre in Leicester is a brilliant indoor day out. The 3D facial reconstruction of Richard III at the Visitor Centre is genuinely remarkable, and the whole Leicester Cathedral visit pairs well with lunch in the city. Northampton Museum recently reopened with an excellent shoe collection that sounds niche but is fascinating. Or stay in, light the wood burner effect in the living space, put a film on the big TV, and enjoy the space. The open plan was designed for exactly that kind of day.

Consider Booking the Whole Estate

If you are travelling with a bigger group or mixing generations, you can book The Barn alongside The Loft or The Cottage on the same 14 Acres estate. Everyone has their own space with their own kitchen and bathroom, but the gardens and outdoor kitchen are shared. It works especially well for weddings at Kelmarsh or Hothorpe, family reunions, milestone birthdays, and multi-generational holidays.
